Visit the property to establish its current condition. Advise and arrange any works required to meet letting standards and determine market rent achievable.
Arrange for our professional photographer to photograph the property so it’s shown at its best. Market the property on all websites with description, photographs and BER details.
Monitor website enquiries and arrange subsequent viewings, accommodating outside working hours for those with work commitments. We take a limited number of parties per viewing so we can begin the vetting process in person.
While we want to get you the best return for your investment, our priority is the quality of tenant. We collect work references, financial references, previous Landlord references, copies of ID and all contact information for each occupant. All references are verified verbally to eliminate the risk that can be associated with letting.
Once you are happy to proceed with an interested party, we will collect the deposit and first month’s rent, draw up Tenancy Agreements for signing, register the tenancy with the RTB, provide tenants with a check-in letter outlining all details relevant to the property and our contact details for management and handover keys, fobs, etc.
Rent Transfers and Statements of Account
Rent is transferred on a monthly basis and we will provide a rental statement following the transfer. The statement will detail all expense deductions (previously agreed with the Landlord).
